Thinking about moving somewhere within the province? You might be wondering how Guelph On compares to other markets in the region in terms of prices.
One of the facts about southern Ontario is that many of the largest cities are located incredibly close to each other. Many people live in one city, but commute to another. That means having a job here in Guelph does not necessarily mean you have to live right in the city. Instead, you have options. If you like a the price on a piece of Markham Ontario real estate better than that on a Guelph home, why not buy there and take the Go train to work every day?
Of course, in order to be sure that you have made the right decision in buying a home at a good price, you need to have some idea of the comparative values and where to look for further information. We are going to give you some ballpark figures, but we do have one word of caution. Make sure to check specific markets yourself before committing to one city. You never know if a look at Windsor Ontario real estate listings will yield a better deal than what you might find in Guelph!
What we think you will find, though, is that Guelph on the whole has good values for comparative pieces of real estate. You might expect to find more affordable real estate in smaller locations, but this is certainly not always the case. Take a look, for example, at Mississauga homes for sale. It's a much smaller city, and yet prices on comparative real estate are actually higher than the average Guelph price of $280,000. The reason? Milton is closer to Toronto, which has driven up prices considerably.
The same is not true when you look at houses for sale in London, Ontario. Here, we find a buyer's market that has lasted for a couple of years. The result is a lower price on average than what you will find in Guelph. In fact, with homes in London selling at just under $220,000, buyers stand to save $60,000 on average.
So, a quick analysis reveals London to be about the middle of the spectrum when it comes to Ontario real estate. The city is not so large that real estate is unaffordable, but doesn't offer the same deals that some of the southern towns do.
Of course, compared to some national locations, Guelph looks like nothing less than a great deal. Guelph real estate agents would love to tell prospective buyers that they can find a house at half the price, but they'd have to move way further east!
